<p><span style="font-size: 120%;"><strong>New Home sales</strong> posted an impressive increase of 26.9% in March over February. The increase represents 411,000 units on an annualized basis which is way ahead of Analysts estimates of 330,000 units.<strong> Inventory</strong><a href="http://www.kendooley.com/request-free-report/"> </a>of New Homes fell from a 9 months supply in February to a 6.7 month supply in March. Inventories are currently at levels not seen since the 1970's. </span></p>
<p><span style="font-size: 120%;">February's 308,000 units was revised upward to 324,000 units sold which shows an upward trend better than anticipated. </span></p>
<p><span style="font-size: 120%;">All this is good news for the economy. However, for a sustained economic recovery to go mainstream, new home sales need to continue to improve and unemployment levels need to drop. </span></p>

On an annualized basis this represents a sales level of 5.35 million units, an increase of 16.1% over 2009 levels. <a href="http://www.kendooley.com/request-free-report/">Inventories</a> increased 1.5% and are currently running at an 8 month supply level.<strong>The Median price</strong> for homes sold was $170,700, an increase of 0.4% year over year.</span></p>
<p style="text-align: left;"><span style="font-size: 120%;"><strong>The First Time Buyer</strong> accounted for 44% of all transactions. 19% of all transactions were by <strong>Investors </strong>with a further 27% being a <strong>Cash purchase</strong>. 35% of all slaes were classified as <strong>Distressed</strong>.</span></p>
<p style="text-align: left;"><span style="font-size: 120%;">Finally, 75% of all transactions were below the $250,000 level which shows price and the first time buyer are the driving&nbsp; force behind the current numbers.</span></p>

All elements of marketing can be tied into one location for the benefit of the home buyer while the seller can track online visitor traffic and market stastics easily. </span></p>

<p><span style="font-size: 120%;">There's happy news for current homeowners: If you intend to sell your home and buy another in 2009 or 2010, you may be eligible for a federal tax credit of up to $6,500. The Extended Homebuyer Tax Credit legislation, passed in November 2009, also shares the wealth with first-time homebuyers-up to $8,000.</span></p>
<h2><strong><span style="font-size: 120%;">Are you eligible</span><span style="font-size: 120%;">?</span></strong></h2>
<p><span style="font-size: 120%;">You're considered a current homeowner under IRS rules if you've used the home being sold or vacated as a principal residence for five consecutive years within the last eight. You're a first-time homebuyer if you or your spouse haven't owned a home for the three years before your purchase.<br /><br /> In both cases, keep in mind that the credit amount you're eligible for begins to decrease for joint filers if your modified adjusted gross income is $225,000 ($125,000 for individuals); it disappears at $245,000 ($145,000 for individuals).<br /><br /> The ultimate amount of your credit depends on the price of the home and your income.</span></p>
<h2><strong><span style="font-size: 120%;">To claim your benefit:</span></strong></h2>
<p><span style="font-size: 120%;">Close on a new principal residence between Nov. 7, 2009, and April 30, 2010. You can settle as late as June 30, 2010, as long as you have a binding contract by April 30.</span></p>
<p><span style="font-size: 120%;">Don't spend more than $800,000 on your new home.</span></p>
<p><span style="font-size: 120%;">When you submit your tax return, attach a copy of the settlement statement you received at closing. Check with the IRS or your tax adviser to confirm what additional documentation may be needed.</span></p>
<p><span style="font-size: 120%;">Decide whether to:</span></p>
